Rent costs usually consist of the basic rent (cold rent) and the utility costs (advance payment).

Generally, a certain amount of money is paid to the landlord as security. The deposit has only one purpose: security. The deposit should definitely be agreed upon in the rental contract. The maximum amount of the rental deposit may not exceed three net monthly cold rents.

For residential properties, the notice period for tenants is three months to the end of the month.

According to § 536c BGB, all defects or damage must generally be reported to the landlord immediately. Only then does the landlord have the opportunity to remedy the defect within a reasonable period. If the tenant discovers a defect and conceals it from the owner/landlord, the landlord may even seek recourse against the tenant if the damage worsens or collateral damage occurs. Tenants are advised against hiring a tradesperson themselves. In most cases, they will have to bear the costs themselves.

If the tenant has locked themselves out or the key has broken, the tenant must hire a locksmith at their own expense.

If the tenant has lost their keys, they must replace the lock on the apartment entrance door at their own expense and hand over all keys to the landlord upon moving out. They can get a new front door key through the property management. If the locks are part of a central locking system, they must bear the total costs for the complete replacement of all locks in the building.

Please ensure that your apartment is handed over according to the pre-inspection protocol. If necessary, it must be repainted, nails and screws removed from walls, and drill holes filled. Kitchen cabinets as well as refrigerator/freezer must be emptied, as well as wardrobes in furnished apartments. Please hand over the apartment cleared and cleaned, including all keys.
